Shanghai Jiading Industrial Zone provides land preferentially to the projects that have been examined and approved by local municipal and district government, and gives favourable land price to those high investment density, and technology-intensive projects that conform to the industrial orientation of Jiading Park.
Land leasing price shall be determined in reference to the following factors.
1. Cost of Development;
2. Investment Density – To give preference to high investment-density projects.
3. Plot ratio – To give preference to high plot-ratio projects.
4. Scale of Investment – To give preference to large investment-scale projects.
5. Tax Income – Preference is given to the projects which make larger contribution to local financial revenue after it enters the stage of normal operation.
6. Scale of Sales Volume – Preference is given to the project with larger scale of sales volume.
7. Industrial Orientation – Preference is given to projects that fall into encouraging category, functional category, or projects with the nature of local headquarter, R&D centre, sales centre, and modern service sector.
8. Technology Content – Preference is given to project with independent intellectual asset in the form of copyright and/or patent
9. Level of Management – Preference is given to projects with various international certificate of quality system.
10. Human Resource Requirement – Preference is given to projects with high-level personnel demand.
11. Local Labour Force – Preference is given to projects that promise to give priority to the employment of local labour force of the Industrial Zone
12. Brand Awareness – Preference is given to projects of world top 500 enterprises, global leading enterprises, listed companies, and that with well-known international and domestic brands.
13. Market Share – Preference is given to projects with products of high market share.
14. Plot Condition – Adequate price increment shall be considered for the plots near main road or transformer substation, facing south, or with high percentage of adjacent green land coverage.
15. Energy Consumption – Land price shall be enhanced for projects with large power consumption. |
